Event Overview
GreenPearl Events will bring the healthcare real estate niche into focus on March 30th at the MEDICAL OFFICE REAL ESTATE SYMPOSIUM. Considered the “recession-safe” bet in commercial real estate, healthcare real estate (including hospitals and the myriad of medical office buildings) has outperformed the major property types in terms of rental rates and values in the recent recession. Buffeted by strong demand drivers in the healthcare sector, this real estate niche is expected to see new growth in the coming years. Additionally, some experts suggest the Obama administration’s effort to reform healthcare, and a new “universal plan,” would place new demand on healthcare services, and subsequently create new opportunities for investors and developers. Find out more at GreenPearl Events’ MEDICAL OFFICE REAL ESTATE SYMPOSIUM, a high-level conference that will connect healthcare executives (CEOs, CFOs and Directors of Real Estate) and commercial real estate executives.
The MEDICAL OFFICE REAL ESTATE SYMPOSIUM will present sessions aimed at exploring the myriad of opportunities and challenges in this real estate niche. Sessions will be catered to both traditional commercial investors and developers who are considering exposure to healthcare real estate as a means to boost NOI, and the more sophisticated healthcare real estate executives who seek new solutions in an economic recovery.

GreenPearl Events’ MEDICAL OFFICE REAL ESTATE SYMPOSUM agenda will raise the following important themes:
* On vs. off-campus & the flight to quality: On-campus is the safe bet in today’s climate, but are investors and developers finding fundamentally-strong off-campus deals?
* Buy a hospital, build a hospital, or buy/build a medical office building: What’s the best investment strategy?
* Back to the Future: Is there any going back to the high-leverage days, and what will the debt market landscape look like in the next 12-24 months?
* Meeting real estate demands of the recession-proof healthcare sector in the key northeast cities (Boston, New York, Philadelphia): Barriers to entry are high, but what are the unique rewards of healthcare real estate investment in the northeast?
* Market uncertainty stemming from healthcare reform: What is the state of the healthcare real estate industry post-healthcare reform?
* If healthcare reform could benefit MOB, how, precisely, will investors, developers and brokers stand to benefit?
* How have the recession, lack of debt capital and recent healthcare measure impacted MOB and healthcare real estate market fundamentals?
* How many sales have closed in the first part of 2010, compared to the first part of ‘09, and involving property types (MOBs/hospitals, etc.), and at what cap rates?
* Would non-healthcare real estate owners benefit by repositioning properties? And, what should they know about the “management-intensive” property type?
* How are the debt players responding to MOB and healthcare real estate following the recent healthcare reform measure?
* Who are the active equity players in MOB and healthcare real estate today? And, what are their return requirements?
* Has a distressed environment emerged in MOB? If not, could it? And, would a distressed environment resemble the environment unfolding in the major property types?
* What is a leading sign of a real estate market recovery?
