Previously, Mr. Rich was based in London focusing on asset management for Tishman Speyer’s UK and European properties. He also worked in Tishman Speyer’s New York and Washington, DC offices. Prior to his career in real estate, Mr. Rich worked for JP Morgan Partners in NY. He is a member of the ULI Young Leaders Group and serves both on the BOMA/Chicago Labor Relations Committee and as a Trustee of the Joint Security Officers Training Fund. |

Bill Tennis, EVP and General Counsel, DiamondRock Hospitality Company Bill Tennis recently joined DiamondRock. Previously, Mr. Tennis served as Senior Vice President responsible for the Global Asset Management Group at Marriott International, Inc. In this role, Mr. Tennis was involved in numerous hotel restructurings and transactions with various hotel owners and lenders. Mr. Tennis joined the legal department of Marriott in 1992 after practicing corporate law in New York where he focused on mergers and acquisitions, leveraged buyouts and other corporate finance transactions with the law firm of Richards & O’Neil. |

DRES-Chicago: A Conference for Today’s Real Estate Climate
With history as our guide, we should be seeing great deals in distressed real estate and notes. Looking back to the early 1990s, we can all recall from experience, or from stories of our colleagues, buying and selling buildings and notes for forty cents on the dollar. However, today’s distressed market appears to be acting differently. Perhaps it’s the flow of nearly free cash to lenders from the government that’s delaying the inevitable. Perhaps note holders and special servicers are simply savvier than twenty years ago and have figured out how to stay afloat with bad loans, indefinitely. Regardless, distressed debt and property are not just the flavor of the month; there are serious economic and financial issues that have yet to come home to roost. Investors wait for the other shoe to drop (with billions in available funds) and wonder how to outsmart competitors and acquire assets at prices that should yield out-sized returns over the next five to twenty years. However, banks are not forthcoming with marketing their assets and some are turning to more extreme measures such as buying whole banks. Is this a good strategy? Further, lenders are under increasing pressure to extend loans that were issued during the high-leverage days. How much of the CMBS iceberg will meltdown in the next 3-5 years? Where are the opportunities today and over the next 12 months? Receivers appear to be one source for deal flow, but what are their motivations to sell? Will there ever be capitulation on the sell side, or will we need to return capital to investors and/or look elsewhere for returns?
